Illustrative turnover, not a customer story
Checkout is 11 a.m. at a two-bedroom rental in Mission Beach, and the next guests arrive at 4. Your cleaner strips both beds while the stacked washer in the hall closet is still running towels from the unit she turned this morning. Kitchen, bathrooms and floors take her until about two.
The linen takes the rest of the afternoon. A dryer runs as long as it runs. She can’t start the next property until the beds are made, and you spend half past three checking your phone in case the guests turn up early. Nothing went wrong, and the house still isn’t ready.

Each set moves one step at every turnover: bed, bag, closet, bed. This is a way to plan your own linen stock, not a promise about our return times. Count your sets against the days between turnovers and the return day in your quote.
In the City of San Diego, every licensed short-term rental has a two-night minimum stay, so one unit turns over at most every other day. Weekends are the tight spot. Our pickups run Monday to Friday, 7am to 5pm, and Saturday, 8am to noon, so linen stripped on a Saturday afternoon waits until Monday. The closet set covers that gap.
Count towels the same way. Airbnb’s essential amenities include one towel per guest and linens for each guest bed, so a set for a six-guest listing starts at six bath towels.

Your cleaner bags the set
Sheets, pillowcases, towels and bath mats go into one bag at the end of the clean. If you run more than one property, write its name on the bag. The bag waits at the spot you agreed with us, such as a porch, a side gate or a garage. Pick somewhere outside the living space and confirm it before the first pickup.

A Freshly Folded driver collects it
Pickups run Monday to Friday, 7am to 5pm, and Saturday, 8am to noon. Tell us how often you need pickup; the quote confirms the schedule. Nobody has to be at the property, provided the spot was agreed first.

We wash it at our own facility
Your linen goes to our own facility and through commercial Maytag and Speed Queen machines, with ArtiClean ozone in every load. You pick the detergent for your guests from Tide, Gain, All Free & Clear, Seventh Generation or Persil. How the price is set
A host quote starts with a bed count.
Rental hosts are quoted as a business account, so the household price cards don’t apply. Our pricing page lists rental hosts under business quotes. The quote comes from three things:

- 02How many pounds that comes to in a normal week
- 03How often you want pickup
There’s no contract. Net-30 billing is available after your third month, and programs run from 100 to 5,000 lb a week, sized with the quote. Pickup is charged per collection ($5.99 on our published rates), and your quote lists every charge for your account.
Comforters, duvet inserts and mattress protectors need their care labels checked before we quote them, so mention any you use.
Where San Diego hosts are
Local rules set the rhythm of a San Diego turnover.
In the City of San Diego, a whole-home rental needs a Short-Term Residential Occupancy license. Tier 3 licenses are capped at 1% of the city’s housing units outside Mission Beach. Mission Beach has its own Tier 4, capped at 30% of the housing units there. Other cities in the county, such as Oceanside, Carlsbad and Encinitas, run their own permit rules.

Do you rent or supply linens for Airbnb hosts?
No. We wash the sheets, pillowcases and towels you own and bring them back to you. We don’t rent, sell or replace linen, so the stock at each property stays yours.
How many sets of sheets does each rental bed need?
Plan on three per bed: one on the bed, one being washed and one clean in the closet. Check that count against how often the property turns over and the return day in your quote, and add a set if weekend turnovers are common.
Do I need to be at the property for pickup?
No, as long as the pickup spot is agreed before the first collection. Choose a place outside the living space, such as a porch, side gate or garage. The clean linen comes back to the same spot.
How much does Airbnb laundry service cost in San Diego?
